Have you ever thought, wouldn’t it be great to live in a place where the convenience of home, public transportation, and shopping are all gathered in one place? With a gross development value (GDV) of RM800 million, the D’Sara Sentral integrated lifestyle commercial project in Sungai Buloh by Mah Sing Group aims to fill the gap in the demand for such properties, which have seen smaller units in high-rise mixed developments becoming increasingly popular. Add to that the fact that D’Sara Sentral is, or will be, the first development in the Klang Valley to have direct access to an MRT station via a covered sky walkway, and you can almost practically see its value shoot up. As for the development itself, D’Sara Sentral will comprise of three components: serviced residences, SoVo (small office versatile office) units and retail shops.
Serviced Apartments
D’Sara Sentral will have 4 blocks of serviced apartments, ranging from 800 – 1,260 sq ft with 2- or 3-room layouts to cater to the modern individual or family. The serviced apartment towers sit atop an elevated podium near the fringes of the site to minimise sound and air pollution, and maximise separation from the busy main intersection between Jalan Sungai Buloh and Jalan Welfare. Each block is secured by designated entry points and lifts at the retail level for easy access and convenience.
SoVo
The lone SoVo tower is situation in the most prominent position within the development, fronting the bustling junction of two main roads and overlooking the MRT station platform and tracks, giving it the most exposure. There are 6 layouts for the SoVo units, and built-up space range from a compact 504 sq ft to the comfortable 960 sq ft. The good news here is that residents of the serviced apartments as well as SoVo units will be able to enjoy the facilities. Thus, convenience is the keyword for this development.
Lifestyle Retail
D’Sara Sentral’s retail component is designed as a modern lifestyle hub, catering to both its (serviced apartment and SoVo) residents as well as the population from the surrounding established neighbourhoods. Shopping, dining and leisure activities can be found within the retail outlets, so that residents can easily fulfill their daily household necessities without having to venture far or even drive out.
Connectivity
The MRT is undoubtedly the project’s main selling point, as it will have direct access via a covered pedestrian walkway to the upcoming Kg. Besides the convenience of an MRT station, D’Sara Sentral also boasts accessibility to the rest of the Klang Valley via the North Klang Valley Expressway (NKVE), Lebuhraya Damansara-Puchong (LDP), Guthrie Corridor, Selayang-Kepong Highway to Rawang, and the North-South Highway.

D’Sara Sentral is looking to be another North Kiara, relying on its proximity to (but not within) the Damansara area to rebrand Sungai Buloh into something more high-end than it actually is. On the map, it definitely shows promise, with Kota Damansara at its doorstep and major shopping outlets (The Curve, IKEA, IPC, One Utama) less than 15mins drive away, not to mention one of its major selling points, which is the direct link bridge to the upcoming Kg. Baru Sungai Buloh MRT station, that is sure to attract homebuyer and investor interest in the project. At least it doesn’t completely omit or evade the fact that the development is located in Sungai Buloh.
However, considering the traffic in that area – even before the congestion caused by the current MRT construction works – those looking to buy and stay there may have to evaluate other factors into their calculations, including connectivity to workplace, time spent on the road, petrol, and even tolls. As an investment property, on the other hand, D’Sara definitely has good rental potential, thanks to its great connectivity to major commercial areas, as well as public transportation and access to major highways.
